How Long Does A Commercial Pool Last?

A pool is the best thing to do on a hot day when the sun shines 10 feet above your head. You can swim, float or simply submerge yourself to your chest in the pool. Once you are in, it’s hard not to want to get out. People often go to the pool as a reason for their vacation. Many resorts are built around these pools. These pools can be a major draw for senior living communities and apartment complexes.

Pools are difficult to maintain. They don’t last forever. The pool’s various parts will eventually wear down and wear out. These guidelines will help you determine how long pool components can last before it is time to take action.

Concrete shell

The shell of the pool, or its foundation, is the most important component. This is usually made with solid concrete and reinforced rebar. Older pools can develop cracks in the concrete which can expose the rebar’s oxygen to oxygen, which can cause rust and deterioration. Concrete shells typically last about 25 years before needing to be resurfaced or re-tiled. They can also remain viable for many decades if properly maintained.

Note: Some shells are made from fiberglass today, which has a lifespan of 25-years and may require resurfacing after 10.

Liner

The liner can be applied once the shell has been constructed. This liner is usually made of thin, but strong vinyl. It can be easily ripped and torn. It can also be damaged by harsh pool chemicals. A vinyl liner can last for around 15 years if it is properly maintained and cleaned.

Pump and motor

The motor is what enables the pump’s job to function. Pumps are essential for the circulation of water and chemicals such as chlorine. The pump and motor are likely to need to be replaced or rebuilt around the 10-year mark.

Filters

For keeping your pool clean, a filter system is vital. The majority of filters use diatomaceous Earth or sand cartridges to remove any dirt and debris. These filters will not be able to do their job well even with regular cleaning and should be replaced approximately every 10 years.

Heater

Although not all pools have heaters, they are common in hotels and other places. There are many options, including those that use natural gas, propane, or solar power. Their lifespan is typically 8-10 years, as heaters can be used frequently and chemicals wear them down.

Cover

Although pools can be used throughout the year in certain locations, they should be kept closed during the winter months. They must be covered. As with all things around a pool, they can become damaged by stormwater, debris, and prolonged exposure to the elements. They should be replaced approximately every seven years.

It’s time for the pool to be closed

Add up all the repairs and replacements, plus the daily maintenance and headaches and you can quickly see how expensive and overwhelming it can be. Many commercial properties that have pools eventually decide to get rid of them. It is possible to avoid huge expense and liability issues.

It’s not easy to remove the pool from its owners. It is important to ensure that the water has been removed correctly (most areas have laws against dumping chemical-laden water into their aquifers). The hole also needs to be filled. This is the final project that you will have to complete on your pool. However, it’s much simpler if you hire professionals.
